The $96k NOI represents the net income that your commercial/residential investment property is maintaining each year.  If we used a 10% CAP rate for NOI, your investment property should be worth $960,000.  If your tax assessment is only $85,000, we would double that in Michigan to obtain a $170,000 value the local municipality is saying that your property is worth.&lt;/p&gt;&lt;p&gt;Something does not add-up in this scenario.
